Commercial work sits squarely inside a C-10 license. CSLB defines the classification as installing or connecting electrical wiring and equipment “in any form or for any purpose,” and that includes the switchboard room, the roof and the parking lot. Shane’s commercial work runs from the service down: large panelboards and switchboards, meter and service work, dry-type transformers with their disconnects, and the feeders between them.

A lot of commercial work is tenant improvements and equipment. A suite gets a new layout, so circuits move and a panel gets added. A rooftop unit gets replaced, so the fused disconnect beside it does too. Lighting goes on contactors and time clocks so the parking lot and the sign come on without anyone touching a switch. Conduit is EMT, racked on strut and run parallel, because somebody will have to trace it again.

EV charging is the newest line on the list, at dealership lots and apartment parking. The load calculation and the existing switchboard or meter stack decide how many chargers a site can carry before anything gets ordered. Multi-unit buildings add their own layer: meter stacks, house panels and a utility that has to sign off on every change to the service.

Does a C-10 license cover commercial electrical work?

Yes. CSLB defines the C-10 as installing or connecting electrical wires, fixtures, apparatus, raceways and conduits “in any form or for any purpose,” with no residential limit. You can check any contractor’s license and classification on the CSLB website before you sign.

Can you add EV chargers to an apartment or dealership lot?

Usually, once the service has been checked. The switchboard or meter stack and a load calculation decide how many chargers the site can carry and whether load management makes sense. State law (AB 1236) requires every city to offer a streamlined EV charger permit, and AB 970 put review deadlines on it.

Do you work from tenant-improvement plans?

Yes. Send the electrical sheets or set up a walk-through, and the quote follows the drawings. The permit is pulled and the inspections are met on site, with any correction notes worked through with the inspector.
